Thus I have some extremely good tenants, college educated, with great jobs.Ok this current deal is a triplex in the C class area of town.

We don't have the same extreme price fluctuations that other states have, it's pretty even keel.

I think that in areas that aren't extremely depressed finding wholesale deals that make any sense at all are very hard to come by.

If I have half the success you have had, I will be extremely pleased.One questions - when you are talking to potential sellers, how do you explain the benefits of what you provide (cash, quick close, etc.)?

I am also interested in listings these properties as short sales as long as they are not extremely under water. thoughts?

I have never owned real estate.After being self-employed for several years doing online marketing I went back to having a JOB about a year and a half ago due to, ahem, extreme fluctuations in income.

It has pockets of great neighborhoods interspersed within pockets of "war zones", new houses on the same streets as old houses, tiny track houses next to large custom houses, several schools have closed in the last couple years; just a lot of variables that you can only know by learning your market.
