Now I just got a good amount of back pay and about to get a bonus from my job.

Great idea about the amenities....the house is only 750 sq ft but there is a bonus room where we can turn into a little game room with a murphy bed.

Appreciation is a bonus for me with my investments.

I would  invest for cash flow right now and treat any appreciation as a bonus.

Thanks to cost segregation with year one bonus depreciation.This property will continue to increase in cash flow and since it is within a fund, more properties are being added to the fund so my money can be included in all of them to add more depreciation and cash flows from that one investment.This is a completely passive investment so I don't have to deal with usual landlord issues like I was dealing with before, like having to come up with more money to replace an HVAC or new flooring, flooded toilets, etc.I have learned that being a passive investor and getting double digit cash on cash and tripling my investment over 5 years and getting huge tax breaks is my preferred method of investing.

She does has bonus to her investor that we can booking the Nuurez place for a great discount price and even get some night free and others bonus as she said she want share the profit.

We pay most of our expenses for both units with the rent from the LTR and the cash flow from the MTR is bonus.
