I think a simple 5% vacancy, 5% capX, 5% repairs budget is strong.

Ever week it's a mess and the city dump truck only comes once a week. 

Have a local 176-unit building at $9.95M; I was going to offer them $9.3M, but they dropped the price down to $9.095M and are extremely motivated to sell in order to pump that cash into their trucking/logistics business.

I've received emails from some companies I've used for work and some are still working as they can maintain distance between workers by using separate trucks and on the ground and work outside.

If you are not aware, this has in the past included full financial/bank statements, paystubs, monthly budgets, doctor’s statements, etc.

We always take into account that beachfront will need more upkeep than an inland home and also insurance/price will be higher to budget for (you probably already know about the insurance part). 

Consider other options in your weekly monthly budget...do you have other options to cut back and save more money or pay more toward you truck loan?  

This obviously doesn't make sense now as my rehab budget is wiped out.

Most of us, if pressed, could scrape together enough funds from family, friends, retirement accounts, and shaking the couch cushions to finish up a job that goes $10K over budget. 

My current home is paid off and our budget expenses are pretty low.
