The first carries a ton of risk and the latter usually remains pretty tightly held as the numbers aren't that big.So, at least from what I've seen, turnkey is in a different space where anyone who can hit the debt/income ratios for an investment prop can get into the business.

Other then that list all the items that were damaged and the corresponding charges for repair and return that list to the tenant with any remaining deposit minus deductions.
