A tenant may simply decide to buy something, they find themselves in financial problems, they are late with rents, you attempt to evict, the judge says no, because by that time the tenant can pay.

The sellers (usually a bank) did not even attempt to lower the list price to attract other buyers before finally accepting mine.

In my area most all of the flips require some kitchen appliances, I attempt to have the same brand of products as what was left as you might imagine this could present a problem if I purchased before knowing what was required.

With that wording you listed, could you have the secondary attempt to stay if the primary moves out?

Since my business is focused on relationships that is where it makes it worth it but as far as direct income vs hours put into only those who have attempted it can really understand.

It may be different in your area, but I've found Wells Fargo to be very uncooperative when attempting to find a solution.
