Before you do,  try to determine which elements of the profession you need the most help with (is it sales/marketing yourself, or is it negotiating/closing deals, or contracts, market analysis, etc....).  

Initially, I'm planning on wholesaling a few deals in an effort to become more skilled in deal analysis and the closing experience. 

When doing your analysis on these types of properties do you typically allot less to Capex/Repair expenses?

I would recommend asking your PM to perform a market analysis to compare how your property stacks up to others in the area.

I know there are a ton of people on BP that are wanting to get into real estate and are stuck in the analysis paralysis phase.  

Download some of the very good analysis Excel files on the BP file site, and tweak the file to your needs as you learn more and more about your market, about investing in general, and what excites you in terms of return on investment.

Find a broker's sign in one of the vacant properties and make him give you a market analysis for retail commercial real estate.
