I devote time to learning every day).So, why am I posting in this thread?  

I bought it cheap, and figured I could add value.So, what have I learned:  A)  My theory is working thus far (have only owned it for 7 months).  

I was not too fearful to even try out of state and am not attempting to project my fears onto others, nor am I trying to sell anything one way or the other, but still advise others with little experience, scale, systems or an established team on the ground to NOT try to invest out of state because it IS risky and it IS difficult, based on my personal experience for nearly as long as you Jon out of state and longer in state. 

In regards to your questions about this house, it depends on who the seller is, and whom am I buying it with or from?

Or am I the ONLY person here with first hand experience?

Am I being realistic with those numbers in today's market?

Time for me to hit he pavement with this, or am I missing some risk angle still?

Am I the only one?  

My question to you all is, since I was not able to review my loan documents until AFTER my due diligence period was already over because the lender was "late" in getting them to me, am I right to ask for my money back?  

As soon as I hire an employee with the subsidiary business, am I required to terminate my established solo 401(k) plan with the parent company?
