i take the earnings from a collection of mortgages we call a mortgage pool and what i would do is take the earnings from 200,000 mortgages that make up the mortgage pool and i would model who gets paid what and when according to a formula my problem is i don't know what this job is called

I recommend househacking to clients a lot, often they are looking for a SF and after we look at the financial model of a duplex we change strategy - for example we will close a duplex next week with a previous house hack client in Washington Hights, so this is going to be their second property.

On the surface this sounds like a very "skinny" deal with the payment at $1109 and the proposed rent at $1200; however when we fill the house with a lease/option model we can always get a premium to market rents, typically 20-30%.

I have come up with a list of skills that I feel would be a great help to the renovation process:3D Modeling/Building Measurements-With a 3D model you can get accurate floor plans, elevations and 3D views of the buildingTest Fit Layouts-Once the 3D model is built, multiple layouts can be created and analyzed-Potential problems can be solved before they are builtMaterial Calculation/Cost-When the design is finalized, square footages and materials can be calculated based off of the modelVisualization Renderings-You get imagery of the building/spaces before construction moves forward-There is a reference during construction Construction Documentation-Specific details can be drawn and dimensioned Staging-A house with furniture better shows the potential of the space Architectural Photography-People want nice pictures that actually show the space and they want a lot of themI would appreciate your feedback on this.
