The City Council meeting was cancelled due to weather because even God thinks the proposal is a stupid one and is trying to prevent it from becoming law.

I guess the one weakness of this deal is that my forecasted cashflow isn't wonderful, it doesn't hit the 1% rule. 

I fly Cirrus aircraft so going with them I get to pilot and I got to land at Kalapapa ( spelling) on the back side of Molikai and then over to Lanai  across the straight circle molakini  then back .. its way cool check it out and for those that want something that is really cool I highy recommend it.. you can customize your flights depending on weather you can go circle the big island.. the time before I landed at Honolulu so I have that in my log book. !!!

Knowing all your numbers is super important, and getting a pro forma from the current owner and the rent roll etc will help you forecast the future. 3.

As is, we are getting higher rents than forecasted when we bought the building.

Pondering Colorado Springs and Phoenix, I’d go with CO Springs for weather.

Google added additional tech jobs and apple confirmed adding campus.. good weather and reasonable cost of living.. lot of good universities..

Before buying I did no analysis of the home ( I did not know how) , rather my father and I made an educated decision as to weather or not its a good deal.

In this example the seller would get $87,750 and I would get the remaining 35% or $47,250.The appeal to me is that the cost is a percentage of the cashflow, so if the economy tanks and cashflow is reduced, both the seller and I get a smaller payout, but I'm still able to weather the downturn with the bank (keeping both my money and the seller's money more secure).
