Not sweating the small stuff and focusing on the big picture and long term really makes things easier.

Anything is helpful, in term of the services you use, your client's avatar, the return/work compared to long term rental.

There are guidelines of how long you need to live in the property and under what conditions you can move.

So, you need to be sure it makes sense as it does not always do so.Also, keep in mind, line of credit are for short term cash needs NOT long term for example a down payment on a property you plan on keeping for the long term.

I'd suggest a long conversation with someone actually doing these types of investing, (there are actually variations), in which a forum conversation leaves out, a lot you need to know. 

But these are the people that will buy houses or be long time renters.
