Responding to a rare opportunity, I already have an accepted purchase offer on an older home in Eastern Washington, the condition of which necessitates certain upgrades before the property can be bank finance-able.

Possibly an upgraded vanity in the bathrooms but those aren't necessary.  

I have no affiliation with the big orange retailer and I often DIY things like dishwasher installation but I went to pick up a replacement for a broken unit at one of my rental homes and found a sale going on for the dishwasher (a decent whirlpool) for $348 and the delivery and install is just $49 right now.

I honestly don't think there are much profit after the repeatedly broken front gate every couple of days and the back rent.

That is a very high increase and it makes me wonder if the owner is looking to come in and do significant upgrades or is looking to sell the place. 

I spent 30 hours touching up small gouges in the walls, washing the tile floors, repairing leaky faucet, cleaning residue left on walls, light switches, and cupboards, removing trash left behind, cleaning vents, fan blades, replacing light bulbs, repairing blinds, cleaning stains from carpet, fixing broken drawer, washing garage floor, & cleaning windows.  

If that is the case then yes, do the upgrade and do what Sam suggested.

It is all currently rented and appears to be in really good condition with many upgrades and improvements.
