., ABB rent vs VRBO rent), so I could pull platform-level data via item-based reports.Regarding sales/occupancy taxes, if the booking platform collects and remits them, I personally wouldn't enter any of that info because 1) it's a pass-through that doesn't affect my books, 2) it doesn't actually touch my accounts, and 3) it creates extra work that is unnecessary but creates a source of errors and discrepancies within my accounting package.

FinishesIf you are house hacking a one unit by the room with strangers find out what you value most.If it is money then be all over your comps and push to top of market.If apprehensive about living with strangers then be slightly below market so you can have pick of the litter.Go too far below market and you will likely attract the wrong tenants and have too many people to screen.

Specifically, between the new scrolling "Forums / Start a Discussion" banner at the top of the screen, and the new HUGE upcoming webinar ad at the bottom of the screen (see the photo below), it doesn't leave much room to see the actual forum threads.The webinar ad alone takes up at least half the screen.

Although this first property isn't allowing me to quite my day-job, the knowledge I have learned from screening tenants, performing small fix-it jobs, and ultimately finding/funding the deal has been PRICELESS.
