Make sure you got her deposit transferred to you and get the prorated rent.

You just need to use/transfer at least as much as the sale price and the loan amount (or was it principal). 

It doesn’t matter if your buyer transfer title to someone else or not….the mtg on the property remains. 

Dead people can't sign transfer/deed/HUD1/etc.May have to go thru escrow.
