As you mentioned with your relationship point, when you are growing faster than you can handle, you will quickly take on more risk than you realize.  

I have realized it complicates things so I have signed lease with new tenants by collecting the prorated rent and then keeping the rent due on 1stThey are moving in with family.

I realize it may go down from there, but I doubt very seriously the material cost will be majorly impacted in a negative manner for us.

Also realize you are at peak note with hundreds & hundreds of new investors churned out over the last few years by the fakebook guru's, old sellers are gone, and they are all chasing too few overpriced notes. 

The tenant just kept making excuses for the delay of payment...the landlord didn't realize it was fake until 3 months had gone by.

if not more.thats why U see wholesalers dominate that they make 10 to 30% easy when they actually close something just the seller or buyers does not realize many times.
