However, say you go in at the same price as someone else does but the other buyer puts a 5k ED as opposed to your 2k ED, the other buyer with the 5k ED has a stronger offer given that all other variables are equal (credit score, money in the bank, type of financing etc).

In that instance, you may have to market it at a low(er) price to get it moving, since there is so much supply.

@Shital ThakkarI don't really see housing prices coming down in the next several years, but the report does indicate that the frantic pace of price increases should start to slow.At least in Dallas County, housing demand (closed sales) has come down year over year, but supply (new listings) has also come down by about the same amount, so it seems relatively balanced for now.

Barn wood, the real stuff, is an artisan supply item that is used for great crafts and interior decor - - there's no substitute for it when it's in the hands of a "craftsman".Just like you don't put Home Depot windows into a Queen Ann or Victorian, a craftsman looking for Barn Wood knows what he wants and will not rest until he finds it.

The more transient areas there is more people than the natural supply of rentals, great ing a much higher rental market.

Since assessed value is a big variable in the "Zestimate", it is showing a much lower estimate than comparable properties. 

I have sent notices covering a period of several days, during regular business hours,  because repair companies have variable schedules.
