We have sold about 50mm, but banked depreciation offset the gains (without having to use a 1031), so its important to note that blanket statements in real estate businesses hardly hold water, as structure is very important. 

A structure like this gives you the GP incentive to do well on the deal, which should give comfort the LP.

Looking to see what other property owners charge for pet fees and how they structure the fee?

I'm hoping to connect with some individuals who have structured equity comp in their business.

An inspector will look at the property and reveal any issues they see with mechanicals, roof, structure, plumbing, electrical, etc.

I'd suggest putting all your efforts into acquiring the property as quickly as possible and worry less about entity structure until it's really necessary.Entity structures (LLC, Incorp, etc.) are asset protection not a tax strategy just fyi.

I am very familiar with the process for acquiring and analyzing an existing structure but have no experience building something from the ground up.

The structure itself would be unable to be leveraged for future investment but would add value to our primary residence. 

I'm aware of the pass-through structure and how it might work, but I'm curious: How many of you other BP realtors are using this tax structure, and at what level of income would you consider it to be advantageous?
