Two things I would say that are now a must for me if I were to go back on the market is the software would have to be web-based and it must have the ability to integrate with other software.

As far as what most of them do - they set up a simple filter based on the info that you gave them, then you look and find houses that you like within the filtered range, contact them and let them know you want to see it, then they show you the house (based on their schedule around other clients).

Is it worth waiting until September and hope the market is still as strong or take the hit on capital gain taxes and sell now.Secondly, if we do hold this property would it make more sense to prioritize debt paydown (instead of investing in another property, put our cash towards our mortgage payment and have it paid off within 10 years.
