I have a friend who's dad did the plan 2 on a premium 500-unit storage site, didn't take a paycheck from it for 15 years and now he live off roughly $70000 a month income from the building with almost no headache and very little Capex.Obviously if the goal is to build generational wealth and grow a portfolio, the strategy would be more aggressive.  

The plans are for a mini storage facility (3 buildings totaling 11,000 Sq ft) along with an 1,800 sq ft retail space.  

I envision having a mix of multi-tenant residential, self-storage and commercial tenants.  

Hello everyone, I am currently looking at self storage facilties, the more and more I educate myself in them the more I want to jump in. 

Is it code to install the water shutoff and run the supply water lines in the cold storage in the basement?

The facility is 70,181 sf, which will be converted into 50,000 sf of net rentable climate controlled storage.  

My original plan was to upgrade the 10 unit by renovating each unit and adding parking and storage.
