one important point Diane is that what created the price drop was a once in a lifetime financial crisis that was world wide.. so unless your thinking there is going to be a repeat anytime soon the chances of SF bay area real estate retreating that heavily could be pretty wishful thinking.of course unless you bought in the millianiam building that is sinking

I modified two of my new builds this year to accommodate this requirement.. the larger national and production builders simply wont do it.I had one tenant that was morbidly Obese and basically bed ridden.. but she lived for some years like that I think maybe 5 or so.. it was an old single wide with an addition so I let her do whatever she wanted as when she left it was just going to the dump anyway

If they turn it down all that money is gone.So if after studying all of those requirements and adding up all of the costs, there is still a delta in pricing wide enough to give you a healthy profit margin (risk-adjusted, of course, because there is a lot of risk here) then you have a winner.Now the elephant in the room...your example was an A property in a C- area.

Still, it doesn't hurt to get the message out to aspiring investors (whether it comes from a millionaire mind or not) that real estate has risks, gurus aren't all altruistic, and I'm sure some folks come on to forums/podcasts/blog/etc. to "wide their circle".
