Jeff Copeland there is a small amount there and I’m considering using it to reinvest in a second investment property.

Some contact me 6 to 9 months in advance before doing anything then to find the property when the search starts and close on something can be another 3 to 4 months.So if you have small reserves to start the second job might make sense or you do property management or tenant lease brokering in between sales for small pops of income.

I would have probably recommended you use home possible on that first purchase with conventional since HP allows for up to 95% LTV or 5% down up to a fourplex as a primary residence but it can only be used for your first property (cannot own or have interests in other real estate at the time of your closing).Now that you've purchased your first duplex house hack you can always use FHA or conventional on your second purchase.
