Also, if I buy a 2 unit it gets it's own LLC, but a 100 unit would as well... so that is a bit of a head scratcher from that standpoint.

Maybe a bit against the grain of all the great advice I received, I went ahead and served the rent hikes to all 6 potential candidates. 2-3 of these were M2M and also happen to be my worst tenants by far.

Don't discount loopnet either...should be some OMs on there as well and you can even contact those brokers and owners for additional information.This takes a little while but soon you will be able to talk the talk and that will get you way ahead of the other tire kickers that waste these brokers' time day in and day out.
