I agree with you that a license isnt necessary if youre just wanting to invest because there are a lot of great agents who are also investors who can really help guide you.As for my very first home, I just saved as much money as possible for closing costs and down payment and had roommates which helped pay the mortgage :) For my first rental, I actually leveraged the equity in my primary home and got a HELOC to use as the down payment on my 4plex.

I've never heard of a City outright banning roommates but I have heard of cities that limit the number of occupants in a property, particularly the number of "unrelated" occupants.

I am not sure how socially active you are on media platforms such as instagram, facebook, etc but I have found tenants through joining groups like "Name of the university Housing/Roommate Search" groups catered to university students or local housing/roommate shares group where its more catered to family/working professionals.

Or, small things need fixing and they won't tell me to try to save me money.... then it turns out costing me more later than if I had known about the issue when it was minor.I've had friends interested in being a roommate/tenant with me even, and I say "sorry, I can't do pets here."
