In your case, a special assessment such as "repainting exterior or replace roof" can easily wipe out your $30k gain. 

Your competition is through the roof, and there is always loads of new owner occupant money to compete with you.

But if you come on Bigger Pockets asking for advice from people who have done this particular aspect of business more than you, you should be willing to accept their advice. 

You may get personal opinions.A good investment is not that simplistic, since real estate is unique, you need to look at several aspects, capital requirements to get in, management costs (financial and economic headaches), liquidity, marketability, appreciation, tax benefits and there may be intrinsic benefits.

Rate lock for six years and then annual resets thereafter sounds like a lot of risk I agree in one aspect.

Flat roofs are horrible, if its a keeper I'd frame a real roof over it. 

For example if investor A has 5 duplexes and investor B has 10 and they both have the same amount of money to spend on those units, that's 5 more roofs that need to be replaced, 5 more property taxes to be paid, 5 more sidewalks that crack and need to be replaced, 10 more water heaters to upgrade, 10 more furnaces that eventually go bad, 5 more yards to mow and do snow removal on, 5 more PM's if that's your thing, you get the point. 

Perhaps we should come up with an online class and title it something like:"How to Use BiggerPockets to Be a Rockstar Real Estate Investor"@Brandon Turner could host this, or something just like it, covering different aspects of real estate investing every week on Thursday evenings!
