Additionally, if you have it in an entity, make sure that the person with the better credit score retains majority ownership, as he is who will be guarantor. 

Hardwood floors are easy to clean, maintain, have a longer life than carpet, and don't retain odors.

Most custodians will require an ammortization schedule be supplied and that a loan servicer be retained to keep track of the principal & interest payments, which are made payable directly to the IRA.

The furnace and water heater are old, and an inspector will probably say i need to replace a retaining wall that's leaning slightly toward the bordering neighbor's house (they have to split the cost under state laws) and fix a few other things the flippers did hastily in 2006.

I've listened to many of the BP Podcasts and have heard so much good information on so many topics that it's been hard to retain it all. 

This gives room that if rents eventually drop you are still a good deal to retain tenants in the marketplace instead of being at the top and everyone flees to cheaper accommodations.
