Although we have mostly rented ours to travel medical professionals (x-ray techs, nurses, physical therapists and PAs) we've had inquiries from digital nomads, seasonal forest service workers, relocations, people traveling to the area for medical treatment and academic studies and even a recent divorcee who just needed a safe place to stay on short notice while she figured out her next move.

Now, I'm facing a decision as I've been asked to relocate to Palo Alto.

There will be vacancy throughout the year as the next resident rarely moves in the same day that the prior resident moves out but the benefits are significant: 1) Asset preservation - you get to enter your property to check on it several times throughout the year 2) Use - you can use the property yourself in between tenancies (and utilities are on) 3) Higher caliber clientele - the residents are usually owners themselves relocating or on short-term job assignments 4) Higher income - about a thousand dollars more per month even with the vacancies.Check your municipality's laws regarding the definition of short-term rental for your county as well as your HOA CC&Rs.

I can't sell because it is upside down and I am relocating to Philly and want to be completely hands-off of the home in Mays Landing.

Much of your client pool are people that are relocating to the area.

The DFW market has softened a bit in the last few months, since summer selling season and corporate relocations have slowed.

Moving or relocating desert trees and Joshua Trees is a nightmare... nightmare time issues dealing with the county waiting for planning approval (I know that building inspections only occur one day a week). etc...Any insights for new construction in JT would be helpful...Thanks
