If my intention is to take out a HELOC on the primary equity for purchasing additional properties (brrrr) would we be better suited changing it to a 15 to increase equity faster for more buying power, or leaving it a 30 and putting that extra premiums directly toward down payments for additional properties?

But that's extremely tough in an expensive market.Need to incorporate the added closing costs, the extra $275 a month in interest, the money invested to get to there (renovation), plus the added cost of insurance premium + taxes.

@Mark De sagun even at $60 per month which is less than I was expecting you'll be essentially doubling your insurance premium forever and even if a quake comes with a 15% deductible you're still out of pocket $50k or more.
