Plus, when you're in the lower grade areas, they get double the ground to rob you since you don't know any better and it isn't like you can personally inspect the unit.Let's not forget the judgment proof wrecking ball tenants that completely disregard no pet rules and jam in more people than the unit is suitable for without getting them on the lease.This all goes to say that it is best to use extraordinary diligence in buying the property beyond the fact that it is just a low price deal.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Tenants can be very harsh on hardwood and laminate....moving furniture, pets claws and spills are generally not handled as well as they are with homeowners.

i have strong suspicious that arrived dot com is just pet project for bezos amazon dot com to test the water in residential, he would of coz would expand the model later on , what arrived did is not something new, roofstock has done it much earlier except arrived/bezos able to do fractional ownership in much more scale .... there is no way he would stop seeing 3% yield only from STR activity.
