I have maps and basically every address that is legally zoned memorized in the County (except NSB), @Cory Cannon, Daytona is definitely enforcing, many that you see in city of Daytona are condos or just haven't got hit with the fine yet...IMO not worth the risk in city of Daytona at all...unincorporated Volusia maybe but I personally know at least 15 of those that got in trouble too. 

When the costs of the thing are so low that you can live free off the rent that the other unit is generating, it adds to your life.I would recommend reading Set for Life by @Scott Trench and looking at his data about living in duplexes.

Are you seeing those deals in real life?

I would appreciate any information.I'm not sure how much should I trust the RE person, it's in his interest to sell me the place.

Real life example for clarification. 

If you are sharing your personal space, you have the right to reject people of different races, religions, sex, people with children, etc.

I personally know a real estate broker that has done such.  

I personally have never bought any of Ron Legrand's courses nor attended any of his boot camps.

They keep the group small so you're not a faceless person and you can get questions directly answered.
