Im currently in the option period(inspection is today).

Over this period, they brought me 5 or 6 deals, got into contract on one but cancelled after DD.

I also wasn't aware of the 6 month waiting period for doing a refinance after buying with cash.

Most states require a grace period of a few days before the Landlord can even charge late fees. 

Sounds like a sucker.There's no seasoning period for selling a note.
