Hello I am new to the Wholeseller world i am looking for cash buyers just don’t know where to find them and establish a partnership in the near future any suggestions?

A multi-member LLC really looks / operates like a partnership.

Does anyone have a template for an investor partnership operating agreement? 

Many things can go wrong in partnerships, even friends.

It's larger, still has functional garage, and I really was getting a large number of calls and showings on the other house - I ended up turning down three deposits.Other Updates:Had three move-ins for May 1st on new leases

That led me to some interesting plays such as buying into hi-rise pre-construction condos on the ocean in NE Brazil, buying into a partnership w/friends and a local who knew the RE game in Ecuador and even closer to home, Tulum Mexico.I would say my experience is mostly on the negative side.  

Department of Housing and Urban Development struck up a partnership that provides HUD with USPS's national address data in a format that still preserves the privacy of every address-holder in the nation. 

I currently am claiming these expenses on form 1065 line 20 (Partnership return).
