In person or online would depend on what you want out of it:  I did it online because I could do it at my own pace and when I wanted to; my broker likes to network, do he takes a physical class.All said and done, I paid just under $400 for mine.

Yes, the 15-year mortgage locks up more of your cash, but for me the savings is worth it.If your HELOC approach has you on pace to pay off your property in 20 years then a 15-year may not be feasible.

There's a subject-to guru named Pace Morby who claims to be a partner in a company called Equity Assurance where you pay 1% of the purchase price as the premium and they allegedly insure against the due on sale clause, where if it's called they'll refinance the loan for you at the same rate and terms as the existing mortgage.

If you're going to be at it at a casual pace, you might be better off connecting with an agent, as the time (continuing education) and expenses may not be worth it... but that's an individual choice.After you've fulfilled your obligations in the corporate world and to your sons, what's the highest and best use of your time - you may want to evaluate it from that perspective too.Good luck to you!
