I have concerns about the type of tenant too though.When I first selected the property, I was thinking that 6/3 would help improve my exit strategy as I figured it would be easier to sell a big 6/3 to a retail buyer because retail buyers generally want bigger houses.

If the property is a multi-use commercial property such as office, retail, etc then the rate is a little high.Best of luck.
