After coming from the Birmingham, AL market, I've learned that I really like to have a tight network of local investors who help shape how we're looking at properties. 

If it is due to the company either pulling out of the market or changing their guidelines that is best because it is not anything specific to your property.

All of those markets have been good to me as well.

One of the biggest limitations I am seeing in the fix and flip market, at least in Colorado, is the requirement of a registered contractor to be on the permit for a rehab project.

Given that investing is often more about time in the market than timing the market, it’s imperative that our youth learn these foundations early.

Does anyone have a trusty renovation/construction estimate calculator or guide they use for our market?
