On average, it seems like 4 - 5 months is what to expect as it takes time to serve notices, get a judge to hear the matter and then usually the tenant is given more days to vacate. 

Aside from that, any noticeable damage you'll see should get fixed.

With proper notice, you are allowed to enter to premise.

MTM is great for ending a tenant lease with a 30 day notice, but it also allows them to leave the same way.
