I was able to save a good amount of money and purchase a 3 bedroom 2 bath mobile home on an acre of land all cash, that property generates $875 a month, no mortgage or HOA fees.

I have the money to pay it off.

If all investors put all money into the reserves, there's no point of investing because you are waiting for this money to be used up by the property when it might not happened.

Memphis has a diversified economy supported by major sectors such as logistics, transportation, healthcare, and education.
