Title Companies order a Tax Certification which would indicate property taxes due and past due along with the total taxes due for the last collection cycle. 

Last year we did 6 full HVAC systems (should replace 1-1.5 a year based on a 20+ year life cycle), and we did one complete gut remodel of a 3/2 last year.  

I think that's a great plan can't wait to be home and crack a beer :) I'm thinking the same thing because I also agreed that roughly 10yrs cycle as well.

While I don't wish ill on any investor, a prolonged correction to end this aged bull market cycle would be very welcoming to me.

When the syndication goes full cycle, you will have depreciation recapture, but just reinvest in another syndication in that calendar year and you will reap those tax benefits again. 

Right now I just have 4 or 5 old deadbolts in the back room that I cycle through. 

I was just curious on how other folks are balancing letting equity sit there and do nothing with taking a risk at this stage in the cycle (assuming they think it is at the top).  

Issue them an addendum to that affect which would take place starting the next rent cycle. 

It will likely be harder to find attractive deals given where we are broadly in the market cycle, but depending on your location and strategy, certainly doable.  

I know Michigan is a stronger yield market, but where we're at in this cycle, we don't see many portfolios selling at higher than retail values.Portfolios should be valued the same as multifamily.
