List it for $40K (assuming it's a market value) if you're an agent.So, it becomes an amortized loan, or you get financing, or you make a comission (OP is an agent)If I wouldn't have any reserves (not credit cards or HELOC), I'd be on #3 only.Every asset is coming with liabilities - they're unseparated: you buy a car - you'll need money to drive and change the oil even if it's new......same with a house.

My Dads attorney back the day.. ( 60s) told me .. " son you want to make money in real estate you learn the courthouse"  which basically reefer's to all these kinds of deals.. understanding your tax sale laws.. foreclosure laws.. lien laws and right.. timber rights mineral rights  water rights..

My daughter just purchased a 1960s split level as her husband is in construction and has contacts that can handle any issues like oil tank removal, old cast iron pipes, etc., for much less cost than someone who is not in the business.

I am blessed with great tenants but I still want to sell at market price ($335K-ish) because I lost my job and I am planning to leave the country to find job elsewhere.Since oil and gas jobs were hit hard and so many people lost their job, I am wondering if investors in Calgary are still actively looking to buy/ sell or just wait until the Covid-19 pass?
