In Ep. 290 (7 paths to Financial Independence) of the Bigger Pockets, around 21:00 into the show, Brandon mentions "You don't have to get a new mortgage, just get a new house."

Then in the room details they mention "nonconforming", or perhaps in the description/notes.

They mentioned they work with Wholesalers all the time and deal with assignment of contracts, double closes, etc. 

You did not mention the age of the property  you are looking at and that could make a difference if anything might need special care today like asbestos, lead paint, and the major draining system.
