We are lucky to have pretty good equity positions in our 4plex and primary, 1 of 2 VA loans available, and a fairly diverse set of retirement supports (3 years from drawing military pension, mutual funds/TSP/ROTH  savings, and our 4plex).The problems I am trying to solve: I need some help to figure out a long term financing strategy to maximize the assets I have to buy more MF properties over the next 3-5 years while I have my W2 income.

After a couple months we felt comfortable enough with what we were seeing that we decided to get a second one and then the goal is to hopefully get a third sometime in 2022.

However, i would not be comfortable with commercial loans balloning every few years in my retirement.

These numbers keep the Austin MSA quite comfortably in a seller’s market but the red hot level of hyper aggressive property acquisitions has certainly cooled.

From what I've heard, vacation destinations are your safest locations if you are worried about over-regulation since they have had STRs for many years and have already established regulations that the community is comfortable with.Take this with a grain of salt. 

But quite challenging to run a great one that increases income and maximize as investor value. 

They’re also forced to react to your unannounced arrival--you’re standing right in front of them, and now they have to respond, whether they are comfortable or not.

You’d do well to buy even bigger than a condo and maximize your leverage.

As a new investor, I would have been more comfortable having a contractor that I trusted take a look at the property during the initial walkthrough.

Nor would you be maximizing your return, albeit still getting a return, but there would be progression towards the goal.I would love to hear thoughts
