The VA Reno Loan is a good product but involves tons of paperwork. 

You did not mention the age of the property  you are looking at and that could make a difference if anything might need special care today like asbestos, lead paint, and the major draining system. 

However, I have one major problem.

The other structure that came long in 2004 in response to wall street wanting a product to access 1031 money was blessed as the Delaware Statutory trust.  

IMO Chicago and the state of Illinois have major major, issues financially. 

As mentioned above, I found someone local to learn from and that has been very productive.
