Since I am not handy nor do I deal in major quantity of flips I would think my costs on doing work has to be much higher than you flippers out there.

Also due to major medical bills my Ficos dropped to 700+- though after working with them my current ficos are under 800 and should be in the low/mid 800's again pretty soon!

I know very little about what you mentioned, but I know they are working on outlawing rent hikes tied to major apartment improvements.I recommend earning money in New York and then getting it out-of-state as fast as possible.

The second pillar is a good insurance policy as that cover the majority of your exposure.

If you don’t live at your home and are staying with someone else who is renting a home so you don’t have a primary residence can you rent your house out the majority of the year through Airbnb and keep a Homestead exemption

All other major cap ex expenses have been taken care of, has a newer bathroom, newer kitchen, electrical updated etc.As it sits it will likely appraise for 65k with a new roof.
