I’ve bought 2 like this where they were listed for a fast sale and didn’t sell in time before the sheriff sale. 

Even the discussions here have helped me realize what I can do different next time for both me and my tenants to have a pleasant experience.

If I could go back in time I would have signed up for a zoom type class or in person.

(Burien is working on tenant protections and inspections too,  but so far what I see seems tolerable)I changed my process when first in time (struck down in courts) and some of these other rules hit by hiring a Property Manager. 

I lived in martinez/ pleasant hill area for most of my life prior to relocating to AR.No partnership on this one. 

I also see the historical appreciation of San Diego as offering a long term hold strategy in a worst case situation were the property to depreciate at some point in time, give I have already added some sweat equity to the property.

In time, I set up all the marketing strategies to drive weekday direct bookings and have increased occupancy and rates over 6 month.

Joes were everywhere, scrambling to get in formation in time, so they could wait around freezing in the rain before starting organized PT.

If I could go back in time I would have brrr's galore though I wasn't hip to BP until this year.

I have been pleasantly surprised by how well our mobiles in that area have performed, speaking broadly about the forest.
