I also like to make it a condition that the seller deliver a couple of days before closing an Estoppel Certificate from the tenant where the tenant confirms:  (a) true and accurate copy of the lease and all amendments thereto; (b) address/unit they are occupying; (c) statement that Landlord is not in default under the Lease: (d) statement that Tenant is not in default under the Lease; and (e) statement of monthly rent and remaining term.This protects the buyer in the event there has been a subsequent written or verbal amendment of the lease (that the seller does not disclose) and prevents the tenant from making statements to the buyer/new landlord that are different from the terms of the lease that was provided to the buyer from the seller.Vivian

Your property management company should provide you a year to date statement on your rental properties which includes the income they collected on your behalf along with costs that you incurred from PM Fees, Repairs, utilities, etc

Please ensure that the 3 day includes all parties on the original lease as well as "ALL UNKNOWN OCCUPANTS".

As I posted this, we received an email that we have a second tenant who is moving in on Dec. 1 for 7 months. :)  Another has been approved and they are waiting for them to sign the lease and send it back. 

You can also choose to establish your own off-market pipeline, but this will take a lot of time or money - direct mail campaigns, cold calling, driving for dollars.

Some basic things to look for- Does the service only offer up to a certain number of phone numbers or email addresses like 3 or 5 of each.
