As far as going into the house, it is because he has let a water issue in a bathroom that needs to be addressed and that's what he is stopping me from doing.

That is, if you know the address, the material information (e.g. bedroom / bathroom count, year built), and the estimated repair cost, you should be able to do rough comps in your head, without pulling MLS data!

Like @Nayt Grochowski pointed out, a glass shower door will show off your tile work better and allow more light into the bathroom. 

The only common areas are the bathroom and the kitchen and the backyard.

We did a bunch of improvements including adding a bedroom, update the bathrooms, update the kitchen, adding a full bath. created a huge media room, converted 3 bed to bath to 4 bed and 3 full bath. 

General details: All-brick building built in 1960s as a triplex, I believe, but is currently a duplex with 2-2 bedroom units and 3 bathrooms. 

The plan is to install a 2nd bathroom upstairs, permit the entire addition, cosmetically upgrade the entire house**, and come out on the other side with a brand new 1,191sf 2/2 in a great neighborhood.

unless you're adding a bathroom or something, its just a few hundred to pull the load bearing and plumbing at the same time.

The units look in decent shape, just all white walls, decent kitchens and bathrooms, but definitely not luxury appts.I figured I would get no appreciation, and was okay with that, since the cash flow would be between 600 and 800 a month, with a relatively small investment.

This is the only bathroom in the unit.The tenants in both units are friends and currently are on month to month leases.
