I was able to get an exception to proceed from the underwriter based on the following compensating factors:-The size of the home was common in the market and therefore didn't affect marketability (we had 5 or so comps that we're nearly identical)-The borrower owned many properties in the area and had strong FICO/Assets-The borrower was willing to take less than the max LTV (5% reduction due to size risk)If you have plenty of comps to support this small property type and other compensating factors then there should be a home for it somewhere. 

It is not worth losing your job and committing federal fraud 

Advertising yourself as a lender as I have done seems to bring every scammer out of the woodwork using every fraud imaginable.  

By the way I would take this seriously as if you did sign that and rent it, it is considered fraud whether or not it was or was not known.

First  - you do not need an LLC for a property that has a mortgage.Second - Since this is a second home loan and you want to move it into a business entity this could be seen as mortgage fraud.

Lenders usually only cancel a HELOC for reasons related to fraud.
