The tenants told me that the one tank needed to be pumped several times in 5 months since human waste was coming up in the shower.  

I drive old paid for cars and live in a house that was 2/3 of what we could afford…but I’m growing my assets every month / year and I KNOW it will pay off in time, but if just being human for a moment you can easily get caught up in comparison etc.  

Human Capital is the best form of leverage I know of.

Plus they found leaks on hose attachments the dealer tried to wash away.

I have found that the Restore - Habitat for Humanity stores are great when trying to save a buck.

After partnering on 3 multifamily deals I became a registered rep of a broker dealer that focused on multifamily and self storage private placements. 

@Matt Tobler In my experience explanations for an offer go a long way when you are dealing with real human beings as sellers - Owner occupants, mom and pop landlords, estate reps etc.

The human element is that you are providing a safe, clean affordable apartment for the ability to earn money.
