We are open to STR and just applied for a license on our current place.Looking off-market now because on-market is so slim. 

I question how much value above costs can be achieved.An ideal BRRRR has zero costs and has positive cash flow after the refi to extract the value add.  

I think you'll have to sign an affidavit stating you plan to occupy it. 

The tenant is going to leave no matter what you say, so you should figure out how to let them go while ensuring there's no loss of income.I suggest you remind the tenant they are contractually obligated to pay rent and other costs until a new tenant is found.

You should not have allowed access and now you are going to live the old adage of "it's easier to give slack later than to real it in."

I think paying off a loan with a high interest rate debt and adding to the principal is one way to stay liquid within the property.

I live in Clermont and depending on where you are looking $200 will be pretty tough to find at all.
