Hey everyone,Looking if any investors from New Jersey have any experience with starting their own self storage on vacant land.I would build up more units as I go, just heard of some issues with zoning due to the highlands act and the restrictions against zoning in our fabulous state.

Plan on adding a lot more capacity.Last thing to add, stand back and look hard for bowing walls, floors that are not quite level, rooms that do not look like the walls are the same height.

Fannie/Freddie/FHA set the basic guidelines, but individual banks are allowed to be more restrictive, those extra restrictions are called "mortgage guideline overlays." 

There are no prepayment penalties and no restrictions on what you can do with the proceeds of the Solo 401k loan.

My sense is that it is not if the city council will try to implement restrictions, it's a matter of how far they will go in the regulations.
