The building is to old to be torn down and need upwards of 2m to rehab the building.

After breaking down the pros and cons the one thing I'm not unable to estimate is the appreciation difference between brick versus vinyl property and resale value so my question to experience investors is what would you recommend investing in for appraisal?

But I personally don't see prices going down dramatically anytime soon. 

Are there specific rules around raising the 20% down payment that most banks require?

I’m a Rehab & Retail investor —- Joey  I have been asking BP members this for 10 years and you will get folks chiming in your crazy to pay 20% CRAZY and will shoot it down.. there are those that understand the value proposition folks like us bring.

I really am trying to wrap my head around the scaling of things because the book assumes your still in the saving stage....

Honestly private money is not hard to find if you have the credit and down payment amount.

I could also use my cash out refinance to complete this as well but I also wanted to get into another brrrr and this may slow me down using all my cash without really being able to pull it out unless I HELOC after completion. 

I will say that once the floor was down, and we found the raised spots from the debris that didn't get cleaned properly, I noticed that repairing the floor is much more of a pain than I expected it to be.

- Will your net worth growth from tax advantages, annual property appreciation, debt paydown, etc. be worth the upfront investment (i.e. down payment, closing costs, moving costs, renovation expenses, etc.)?
