Most of the tanked returns were for bad manufacturing or transport (how do you ship a water heater with smashed controls, dents the size of bowling balls, caved tops, or missing internal piping without a scratch on the shipping carton?

Look for growing population and job prospects, industry, manufacturing etc. 

Consider the types of businesses that will always need physical space - plumbers, elctricians, cabinet makers, mechanics, welders, artisans, small manufacturers, EMS services etc. 

We can't even trust the media to tell us what is happening right now, and even when video proof exists that they're lying they're still prone to either hold onto the lie or quietly forget about it.Anyone else remember the frequency of news articles from 2009 to 2016 discussing some negative figure of the economy (Unemployment, manufacturing, GDP, etc) and how it was usually accompanied with the word "unexpectedly"?"

Just like China is the technology manufacturing epicenter of the world and it is hard to replicate that elsewhere. 

@Omar Khan haha I was just telling someone we had a manufactured home in a "fancy" mobile home park listed for $299K in my town just a month or so ago, I should look up if and what it sold at.

Many communities have a small appliance company that buys scratch and dents from major regional distributors, wholesalers or manufacturers.
